Um, but the interactions with our shark control equipment is down to 0.02%, so, uh, minimal interactions.

The trial is underway in the waters off Noosa Heads, right in the swing of the southern migration.

We also do have our dolphin alarms on the nets as well, so that's another cetacean that, that does emit that certain frequency.

But this is a higher frequency.

Researchers are working to understand the sounds whales make so they can learn to replicate their alert signals.

Riona McNamara is one of the students involved.

We're situated on the boardwalk here in Noosa Heads, um, and essentially we're here for 10 hours a day watching the shark nets, um, and observing any whales that track close to them.

She said her colleagues are working to be a part of the solution.

Located in Kia Ora, inland from Noosa Heads, they offer on-site, unpowered camping sites, a working lime orchard, and they've also got a lot of really cool-sounding live music bands.

It's, it's not exactly a small block, but the price, incredible.

It's an eye-watering forty million dollars, and it set the record for Queensland.

And I'm not sure anybody knows the answer to that.

But just in passing, I will just mention I did a show the other day, a spotlight on Noosa Heads.

And I was astonished how the dynamics have changed in that particular suburb, very expensive suburb, but actually quite widely spread.

And the volume of transactions, very low.

One of my colleagues on the research project has recently moved to Hobart, so I think I might have to visit, call in on him and go and check out the Hanging Gardens project.

But Noosa Junction was just a retail strip, really, nowhere near Hastings Street, which is very touristy and very busy.

But some local cafes started moving in there and then putting on just acoustic music, you know, solo guitar players and that sort of stuff, and then they started putting on night markets on a Friday evening.

The local business owners and the retailers got together and put in street art, put in lighting, you know, distinctive lighting in in the little strip and that became a hub uh for the locals and then the interesting thing about that is then the um the tourist bodies uh for noosa started to say well hang on a minute we could market this as the place where the locals go and that gave it a sense of identity in place as well from a tourism perspective so it is about activating spaces putting things that are going to attract.

We talk about this sort of lack of strong buyer sentiment.

Last weekend in Queensland, though, Luke, a house sold for $40 million in Noosa heads.

this has set a new price record for queensland and just an extraordinary testament to the strength of the queensland market and most especially the noosa market so what this place was it was two titles that have been combined to make 1222 square meters of that deep waterfront land right near hastings street not far from main beach and this buy up 40 million dollars in this off-market deal And get this, the agent is expecting, he spoke to Demand in the Week and is expecting another likely sale just down the road, potentially in the $50 million price bracket in the weeks to come.

So I think that's the fascinating thing about the market at the moment, right? We all sort of sit in this sort of, I guess, ebb and the flow of where we are now.
