All right, next up, we wanted to just dip into some more government fiddling around the mansion tax.

Agents have been out via PropertyMark this week talking about the impact on the mansion tax, which is formally called the council tax, high value property bans, particularly Scottish government putting this in and starting the consultation.

Yeah, unsurprisingly, and CF the previous story, it's gonna make things much more difficult in the property market.

is going to um clog up um the particular high-end market obviously so but yes it's um in a week where so much is is kind of going on everybody's kind of come back you know there's lots and lots of potential uh optimism around in terms of whether this is going to be um a decent um quarter for for sales and stuff this is just another kind of yeah really depressing story right

93% of leaseholders would not buy a leasehold property again.

This is from a survey of agents and leaseholders by PropertyMark.

Um, and this is the actual s- uh, survey itself.

"Is leasehold still a life sentence? Despite legislative progress, leaseholders remain trapped by rising costs, complex rules, and an uncertain market.

And based on evidence from PropertyMark members and leaseholders, this report sets out why we continue to campaign for reform to go further and faster." PropertyMark should be commended for this.

You know, they are often accused of being, um, one of the, the property industrial complex members.

Um, but certainly not in this case.

So, you know, we work a lot with PropertyMark.

Um, if you look for the PropertyMark sign on an estate agent, you, you know that they've volunteered to be part of that body-

... um, which is always a good sign [laughs] to look for.

the SNP's Programme for Government has landed, and just about everyone in the country has something to say about it.

In no particular order, organisations and groups giving their take on John Swinney's proposals have included Consumer Scotland, Propertymark, the Royal College of Nursing, the Royal College of GPs, the Child Poverty Action Group, the World Wildlife Fund, Unison, Unite, the Homeless Network, the Scottish Chambers of Commerce, the Federation of Small Businesses, Amnesty International, the Institute for Public Policy Research, the Scottish Trades Union Congress, Uplift, One Kind, Stop Climate Chaos Scotland, and of course every opposition party in the Parliament.

The near-countless submissions have guaranteed one thing.

From whichever angle the media chooses to attack the SNP's plans, there will be someone on hand to provide the quotes.

It, it's, it's a major, uh, I think of all the facts out this week, this is the biggest one in terms of its lasting effect on depressing not only house prices, but also first-time buyer activity reaching into the future.

Uh, fact number two, Propertymark, which is w- was what was formerly the National Association of Estate Agents, reports that 84% of properties are not reaching asking price, and only 9% are selling at above asking price.

[sighs] We'll get into that.

[chuckles] Um, number three, the BBC put out a misleading video, which I debunked.

I mean, you've got RICS, the Royal Institute of Chartered Surveyors.

You've got PropertyMark, I think SafeAgent, they're out there.

There aren't many professional bodies, actually.

There are two main ones, RICS and PropertyMark.

But yes, I think the most important thing is that you check that your agent understands all of the new laws under the Renters' Rights Act.

And you can ask questions about that just to make sure that they do understand it.
