So from property update, which is Michael Yardney's property update site, there was an article that's published a few days ago that talks about Australia's housing affordability crisis is changing what buyers buy basically.

And it's, and they pull some really nice data from domain.

And what it does is it shows the price difference between the listing price and the buyer search price and the gap for different cities.

So, Simon, a lot of news about inflation.

It's not going down the way Australians would like to or the Reserve Bank would like to.

Yes.

So the data shows that housing costs are rising at about 4% a year compared to the CPI over the last 25 years.

And I want to give credit to Ashley Owen from Owen Analytics, who's done some great work on this and produced some great charts and was just recently on my other podcast, the Michael Yardney podcast, where he explained this.

That 1% gap from 3% CPI to 4% for the cost of running your home, that doesn't sound like much.
