The Office Reset: Part 2
24:12
29:17

Catherine HouseHOST
It's interesting that GPT has produced an AI white paper on the subject called "Human and Machine: Is There an Elephant in the Room?" So is there an elephant? And what were your key takeaways?
M
24:24Matthew BrownGUEST
Well, I still think we're very much in the early days of the world's AI journey, and I think there's a, a couple of different schools of thought in relation to the AI impact on office.
M
24:35Matthew BrownGUEST
And, and you've got a school of thought that talks to product augmentation and, and job creation through AI, and you've also got some views in, that talk to, you know, selective job displacement.
M
24:44Matthew BrownGUEST
And I think from our perspective, when we look at the research and, and we talk to our tenant customers, I think our view is that you'll see that augmentation as a productivity enhancer, which ultimately doesn't see a material movement in office space demand.
M
24:59Matthew BrownGUEST
And what's interesting, too, is when we looked at our research, we surveyed our top 20 tenant customers across our office portfolio, and generally what we found is that they're looking to generally maintain their headcount over the course of the next three to five years, and they don't see any major impact on office space requirement over that same period.
M
25:20Matthew BrownGUEST
And, and so that's a, a positive view that we've seen from those tenant customers.
M
25:24Matthew BrownGUEST
But interestingly, when you look at some of the other research that has been recently released to the market, so the Department of Employment and Workplace Relations have just started releasing a quarterly data series.

Catherine HouseHOST
What does that look like in practice? When we were preparing for the podcast, you talked about office as a service rather than a commoditized product.
sp#10 - london wine fair: the trade show that feels alive again.

But we, as I, as I said earlier, I think we're, we're really starting to find our voice.
M
14:16Matthew BrownGUEST
So our elevator pitch, if I had one for us at this point, is that we have a Mid-Atlantic climate with a region that is quite varied in terms of terrain and topography.
M
14:36Matthew BrownGUEST
We've got mountain terrain where we can make just beautifully luminescent and fresh Cabernet Franc and a little bit of everything in between.
M
14:47Matthew BrownGUEST
We often get, I would say, compared to Bordeaux in the sense of that Mid-Atlantic climate.
M
14:53Matthew BrownGUEST
We have a lot of clay-heavy soils, but we're really just sort of our own unique, difficult to define region, and I- I think that possibility of exploration is what draws people to Virginia.
