And there could be some interesting economics behind this.

And obviously we've spoken a little bit already about your early career, but obviously spending the first 20 years or so at those major consultancies, what did you learn from those years? So I obviously had a stint at

what is now GLL, then went on to Savills and then on to Knight Frank.

Each of those firms, I think, offered me something different.

But I would say collectively, they probably offered me three important lessons.

Even today, and I left JLL a long time ago, even today I find that there's a touch point for me within most organizations that I need to get into as a consequence of people who either work there, used to work there, or were a client there when I spent my time there.

And even with the time that's passed since then, it remains the case.

And then for different reasons at Knight Frank, the importance there of, to Knight Frank, and it's still the case today, of client relationships, of really understanding what's driving an individual investment thesis.

I think that really helped me shape my subsequent career decisions, I think.

The figures that matter for a materials seller are the ones describing what has not been built yet.

Knight Frank counts one hundred and ninety-six billion dollars of giga project contracts awarded in 2025 and expects the kingdom's total construction output to reach one hundred and ninety-one billion dollars a year by 2029.

On the Red Sea coast, seventeen giga projects carry four hundred and thirty-one dollars three billion of announced investment, of which fifty-seven billion dollars has been awarded, so thirteen percent.

That's correct, McGrath and Knight Frank are in Tasmania.

Some real estate companies have contracted, and I think in the next 12 months we're going to see that contraction maybe with more real estate companies.

So I guess it's invigorating where you see, uh, two brands come together.

Is there anywhere else in Australia that we have this name McGrath Knight Frank going on?

We want to get involved in luxury.

We really want to be, you know, you've got some great international brands, your Sotheby's, your Knight Frank, your Savile's.

And we wanted to see a version of that, but also selling super luxury, super prime real estate.

And we created, I remember we had a company, it was the company we had over, and we spent so much money creating a branding company.
