What can I do to sell my house for the best possible price in the shortest possible amount of time?
4:17
Well, yeah, I mean, there's several things that can be done, and it all starts with making sure that you have good curb appeal.
4:23
And so you're gonna wanna make sure you've got a nicely mowed lawn and the hedges are trimmed up.
4:28
It's the fall, maybe you plant some mums out there.
4:31
And if it's the spring, you can plant different flowers.
4:33
But you know, I, I think you get my point, is you wanna make sure that the house from the street is attractive and people are going to wanna go inside.
4:40
But it can't stop there.

12:37
Are some of those people still reluctant to go ahead and sell their homes even though they probably have a ton of equity after the huge price run-up?
4:45
[laughs]
4:46
I, I say that, but no, really, the reason that you wanna talk with your realtor and the mortgage lender is because you need to know how much you qualify for.
4:55
Um, the worst thing that a buyer can do is start looking at homes without knowing what they can actually afford, because a lot of the times they'll look at in a price range that is higher than the, what they are qualified for.
5:07
And then they will keep that in their mindset as they are looking at the other homes which might cost a little bit less but might not be in as good a condition or might be smaller, uh, just because of the price category that they're in.
5:20
So it's always best to know how much you can afford before you start looking.
5:25
That way you are only seeing properties that are in your price range and that you know that you'll be able to complete the sale.
9:19
And in the market where you work, Kevin, do I have to come in at full price or above full price, or are those days past?
9:28
Well, what I'll tell you, Steve, is that year over year we have seen a, a slight increase in the median sales price of homes.
3:26
wow
3:27
yes and so let's just think about if we could expedite permitting the permitting process um then maybe the the red tape would would cut in half and that's fifty thousand dollars um making things more affordable for the for the buying consumer But here's another thing.
3:44
The capital gains exclusion of $250,000 for a single person and $500,000 for a married couple.
3:52
And that's a capital gains exemption on their primary residence.
3:56
Those numbers were set in 1997.
4:00
In 1997, those numbers were set.
4:03
They have not been adjusted since.
6:18
Yeah, as you said, in
30:04
Tell me what it means for your organization and what kind of changes you're making because of that.
30:08
Unfortunately, a jury of eight in Missouri found us liable in federal court, and as a result, there was a jury verdict of one point eight billion dollars.
30:20
Since it was an antitrust case, that meant it was tripled up just shy of five point four billion dollars.
30:26
We did not have the resources when it came to being able to satisfy that jury verdict, and so- We negotiated with the plaintiffs on a settlement.
30:36
The settlement does have a financial component.
30:38
Over the next three years, the National Association of Realtors will pay four hundred and eighteen million dollars as part of the settlement.
30:46
There are a couple of other things that come along with that.

9 MINS LATER

40:04
And how about NAR President Kevin Sears?
