yeah it'll be a small fee yeah so yeah the latest data that we have in scotland which is up to april 2026 but this is sales market data So the average house price in Scotland is up just over 1% year on year.
J

And we'd forecast at the start of 2026 that house prices would go up by around about 3.5%, which is kind of in line with the average that's been over the last 10 to 15 years or so.

steady we were expecting interest rates probably to come down a little bit based on bank of england forecasts and um and market expectations we're probably expecting to come back a little bit but then the whole middle east conflict happened they know probably the odds are that interest rates might edge up rather than edge down over the course of the year although the recent peace deal means that they might stay level pegging but they're unlikely to come down so that like act as a kind of a subdued you know, that will mean that the market will be subdued probably going forward over the next year to 18 months.

So we think now that, you know, a subdued outlook, probably 0% growth over 2026 is the more likely scenario and maybe edging back up to 2% in 27 and then back to kind of a trend line from 28 onwards, assuming that you know, we return to kind of more normal levels of economic growth.
