Down south of Perth there's a couple of really good schools-

Uh, they've got a number of schools there.

And the biggest project that he's working on at the moment in Satterley Group is South Central.

So that's a large format retail development down in Jandakot.

And when it's finished, so it's just started construction of stage two.

And, uh, so in terms of numbers, I've got a little bit of a breakdown here.

Geraldton 19, Glen Eva 11, Greengrove 22, Irwin House 5, Kalbarri 8, Lancelin Defence 10, Linton 16, Mullawar 6, Nabawar 9, Tabletop 6, Tebraden 13, Wundee 17, Yuna 15.

And then in the Lower West, Ancatel 7, Bickley 5, Dwellingup, Gingin West, Glen Eagle and Jandakot all had 9, Jarrahdale had 12, Carnot 7, Carragulla North 6, Lancelin East and Pinjarra 8, Mandurah 16, Rollystone 9 and Tamala Park 16.

There was a bit more in the southwest, so it's 10 and above.

Alanooka had thirty-eight, Arena twenty-five, Aradale twenty-six, Badgingarra twenty-seven, Eneabba thirty-eight, Erdu twenty-three, Erangee Springs also had twenty-three, Geraldton thirty-two, Green Grove thirty-three, Irwin House thirty-five, Jurien Bay thirty-four, Mingenew twenty, Port Denison forty-eight, Strawberry thirty-three, Table Top thirty-one, Tibbrattan thirty, and Wardarri East had twenty-nine.

In the Lower West, uh, Anketell twenty-five, Bickley twenty-one, Bindoon also had twenty-one, Bolgart twenty-six, Dwellingup forty-two, Garden Island had fifty-three, Gidgegannup twenty-six, Gingin West thirty-two, Gleneagle twenty-eight, Jandakot twenty-five, Jarrahdale twenty-two, Karnup twenty-three, Karagulla North twenty-four, Lake Chittering twenty, Mandurah twenty-eight, Millandan thirty-five, Minstin Park forty-four, Moolicbene twenty-seven, Mundah Brook thirty, Muchea twenty-one, Mundaring thirty-one, Pinjarra thirty-three, Wanneroo twenty-five, Waroona twenty-six, Werribee twenty, and Whiteman Park had twenty-three.

Bit less in the southern coastal area, so it's ten and above.

So I know we're not going to say declining for house price growth, declining median house values.

Now, I want us to talk through the biggest one of the lot, and that is a suburb called Jandakot, where it says the annual change is down nearly 17%.

Median house price is 725, sales volume's about 121.

Now, this is an outlier by more than double of the second place, um, suburb on that list.

Talk to us about Jandakot and, and why you think in a ... you know, especially the last 12 months where Perth only recently is starting to stabilize, why you think an, an area like that has, has had significant decline in price movement.

To answer that just straight, there's not enough sales in Jandakot.

If you know where Jandakot, it's got a massive airport in the middle of the suburb.

Carragullen North, 21, Lancelin East, 6, Millindin, 7, Moolyabinny, Moondarbrook and Mooshay, all recorded 5, Mount Solis, 18, Mundaring, 14, Pinjarra South, 8, Rollystone, 17, Tamala Park, 6, Wurruna and Wanneroo, both recorded 7, Werribee, 8 and Whiteman Park, 5.

Even more in the southwest, so it's 10 and above as the cut-off point.
