But there's a lot of things that I think get missed there.

For example, in some cities, there's a zoning called Industrial Park that actually is not industrial.

And so an inexperienced broker or an inexperienced developer or buyer may buy that thinking, I can do it.

It says industrial in the name, but actually that district doesn't allow it.
