Well, thanks for having me.

So for a couple of years, all we did was remodels, but we stayed busy and stayed in the black and didn't have to let anybody go.

And then, then the big new homes started coming back and we always have a mix going.

Well, I do feel like those are the homes, too, those well-built custom homes.

Trends come and go, but people can see when something has been well-built, and it tends to stand the test of time much better than some of the stuff we see.

Um, higher rates at the long end are not good for the housing trade Um, pending home sales did miss, down in all regions of the country.
