So we're doing Rio Mar in Vero Beach for 1919 Herbert Strong on the ocean.

Amazing piece of property.

The land's good.

You learn that more than what they love about it.

And so that golf course is, um, it's been touched a couple of times.

It's not a true 1919 Herbert strong course.

And, um, The front nine is actually the only Herbert Strong there.

It was designed really...

It turned into 18 holes by Herbert Strong in 1915, 1916.

There were some changes made to a couple of holes, but essentially it's a marsh site with sand and incredible views of downtown Manhattan as well as Kennedy Airport right there.

It was the scene of the 21 PGA and the 1921 PGA in 1923 open.

And back then it was a tree line golf course.

So it has gotten closed down and then opened back up.

And I know they're thrilled to have Martin as an advisor, given the English roots of the design back to Herbert Strong.

Herbert Strong, you know, he grew up, you know, in Rawson George's in Kent.
