Talk Local with Englewood: CityCenter Redevelopment
T
3:03Terry WareGUEST
Well, in this particular case, you have much more background and history in this particular case.
T
3:09Terry WareGUEST
But I New Englewood has stepped into a situation where they purchased the larger portion of all of the property, which included city facilities as well as some parcels that are adjacent to us where previously there was an IHOP and Cadova and some of those things are still there, Harbor Freight, that property, and then further to the east, properties right in front of Walmart.
T
3:36Terry WareGUEST
There was then executed, I believe it was in February, an agreement where they transferred a portion of that land, most of the area west of Inca to Santa Fe back to the city, which includes most of the city facilities.
T
3:48Terry WareGUEST
So now we're landlords of some retail, strip retail that's across the plaza, the existing city hall, 24-hour fitness.
7 MINS LATER
T
10:30Terry WareGUEST
So in plan one, essentially that all goes away and it's replaced with multi-story residential development of somewhere around 300 to 400 units.
T
10:42Terry WareGUEST
more than likely with the parking structure in the center and the residential wrapping around it everything else would stay essentially the same so that's plan one based upon some initial analysis will require no or very little public subsidy uh... any kind of public investment probably going to the streets or sewer lines infrastructure etcetera and plan two That's probably their most expansive, most visionary plan, which also required the greatest degree of public subsidy.
T
11:15Terry WareGUEST
And in that plan, not only were they building residential on parcel C2, but across the street on the parcel that faces Hamden Boulevard, which is where Harbor Freight is located, and then there's a vacant midsize building to the west end of that block.
T
11:34Terry WareGUEST
In plan two, that would all go away, and it'd be replaced with 300 to 400 additional units of multi-story residential development.
