Despite 100-day window, a temporary reduction in conversion charges from 5% to 2% of guidance value aimed at encouraging Bengaluru property owners to convert Bikata properties to Ekata status, has produced only modest results despite a 100-day concession window that ran from 15 May to 23 August 2026.

According to a reply placed before the Karnataka Legislative Assembly on 18 August, 47,121 applications had been submitted, and 24,966 approved, against an estimated stock of 7 to 8 lakh B. Khata properties across the Greater Bengaluru Authority area.

The government said it could not estimate the revenue likely to be generated from the exercise.

Of nearly 8.5 lakh identified Bhikata properties, only a small proportion applied for conversion during the concession period.

The Greater Bengaluru Authority had reduced the conversion charge from 5% to 2% of the guidance value in an effort to encourage participation, but property owners cited the overall cost of regularisation and limited immediate benefits as key concerns.

The weak response has also affected civic bodies' revenue expectations.
