Flat roof

Now, generally, a flat roof is a, a roof profile that's sitting at ten degrees or shallower.

That's generally what's considered to be a flat roof.

And flat roofs can be quite syno-synonymous with contemporary or modern design aesthetics.

They can also be used in projects where height restrictions will constrain how bulky the roof design can be.

People are trying to maximize the buildings-- buildable space underneath it, so they're keeping their roofs quite flat so that they take up less space.

Now, flat roofs can also be notorious for leaks, for moisture issues, and deterioration over time because gravity doesn't work as well with them to drive the movement of water.

So if you're including a roof that is ten degrees or less in slope, before finalizing how it is detailed for construction and assuming the overall thickness of it in all of your height set outs, I actually encourage you to research how it'll need to be detailed and specified to ensure that you've considered drainage, condensation, and how it's gonna ventilate itself.

The layers of a flat roof's construction become critical for this, as well as the membrane that you'll choose.

And that's in the city code.

And so I would like to see the city of Ridgefield, I guess, incentivize developers, especially like Flat Roof, either commercial buildings for flat roofs or yeah, I guess for commercial or even a city building such as Public Works or City Hall.

My understanding is the roof on City Hall needs to be replaced.

It'd be nice to see that as a demonstration project.
