um what's what's the appeal with corner block for you like why why are you picking up so many off markets corner block

yeah i think the biggest attraction especially to a developer is just having that uh dual street frontage so if you wanted to do like a detached duplex which is very popular here on the gold coast you've got access on one side of the one side of the street you've got access on the other side of the street too and then you can have them separately titled which is very advantageous.

But yeah, this developer, he's looking to do something really, really special, high spec to touch Duplex.

If we told the street, everyone would know it.

So we'll keep it under wraps.

Um, you know, so he gets a job in a nursing home, in the Duplex Nursing Home in Jamaica Plain, and immediately starts, like, a fanzine where he's just interviewing all of, all of the residents.

But it being David, he doesn't ask normal questions.

You know? He asks things like, "You know, so tell me about dinosaurs," or uh, my fa- the one I keep going back to that I love is, uh, "Which do you prefer, coffee or meat?" So those are conversation starters on, on, on David's level.

And, and the thing about The Duplex set...

So that was like a monthly magazine, interviews with different residents.

Um, he had a, a, a, uh, music reviewer, he had a poet, uh, Ernest Noyes Brookings, and they eventually ended up making a whole lot of different CDs with different bands, um, setting, uh, Brookings songs to, uh, Brookings poems to, to music.

And it's just a really ...

It was good.

Duplex was great.

I and my agent went back again.

We saw the duplex and everything checked out.
