Dorchester's stand against the flattening of luxury.

I think this was pretty cool because I'm familiar with a lot of these properties, particularly that one, which is the image of the Beverly Hills Hotel.

So Dorchester Collection CEO, Jennifer Fox is making a case that the greatest threat to luxury hospitality is not competition from other luxury brands, true, but it's the homogenization of the category itself.

So when every luxury hotel has the same spa menu, the same F&B philosophy, the same program, the same design language, the word luxury stops meaning much of anything.

So I think that that's a really interesting point.

And by the way, Dorchester, I mean, I don't know if you've been to any of their properties, but they only have nine hotels and they deliberately have stayed small.
