Talk to us a little bit about the space that you guys operate in, which is not only just REITs and real estate, but also the specialty nature of it in kind of the area you guys operate in.

Daryl CrateGUEST
Yeah, I mean, when you think about safe havens, the most important thing is understanding what you're actually going to achieve by finding that safe haven.

Daryl CrateGUEST
But we have a unique moment in the markets today where if you look at REITs, you know, real estate investment trusts, these are real estate businesses that started the year, you know, at a 25-year discount to the S&P 500.

Daryl CrateGUEST
And in our company, Easterly Government Properties, we're a business where over 90% of our revenues come from the U.S. government being our tenant.

Daryl CrateGUEST
So taking a bet on Easterly Government Properties is not a bet on credit risk, but it's absolutely a bet on Uncle Sam.
Alex CoffeyHOST
What is the risk then? Is it a defunding at the federal level? Is it a renovation? I guess where is the sort of the monster around the corner as you guys would see it?

So if you look, when the FBI would show up at a meeting and you'd learn about what that agency is doing, their mission is very clear on what they need to be doing.

Daryl CrateGUEST
And what becomes clear with the mission is, is the specific facilities they need to be able to move things forward.

Daryl CrateGUEST
And so seeing those types of buildings were the buildings that we wanted to own.

Daryl CrateGUEST
Because when you think about what we're doing, we're buying the real estate and basically selling the credit.

Diana OlickHOST
Sounds a little boring from the perspective of how does a CEO get creative and interesting? How does Daryl Crate innovate in this sector?

they're going to trade out, but maybe you don't trade out because the government in these specialized facilities, they got to be pretty sticky.

Daryl CrateGUEST
And sometimes I'm fond of saying that we're actually a triple net lease company with like a scoop of office in it because...

Daryl CrateGUEST
You know, the way you characterize office is that folks are adding value to the building.

Daryl CrateGUEST
And a good office read, a good office investor is always using the least capex to fight obsolescence the most.
