So in implementing the Satwa area, it has a lot of faces that have been done before.

It's between Al-Wasl Road and Sheikh Zayed Road.

It's very close to a high financial district area, which is the IFC, Sheikh Zayed Road, Dubai Canal, and in the center of Dubai.

So we are on the back, exactly, the area that have been pointed, the 500 plots that have been pointed and designed and uplifted as the strategy of Dubai Urban Planning 2040 committee was between Jumeirah Garden City and Jumeirah Excel.

Yeah, so under this new framework, shared accommodation will only actually be permitted in certain designated areas with separate provisions for families and obviously single individuals.

Now, major roads such as Sheikh Zayed Road, Jumeirah Road, which used to be called Beach Road actually, and Al-Wasl Road, they will be restricted to family sharing arrangements only.

The rules will apply to existing properties as well as the new buildings with a compliance deadline set actually for next September, so September 2027.

And the penalties are going to be substantial, potentially reaching up to 500,000 dirhams.

I know that there are also certain areas in Dubai where, for example, shared housing for individuals won't be allowed.

You've chosen roads, which is interesting, like Sheikh Zayed Road, Jumeirah Road, Al Wasl Road.

Why did you pick those areas where shared accommodation for individuals isn't allowed?

On this main roads or main streets, we find them tourist-friendly.

Uh, these include parts of Al Barsha, Al Rigga, and Al Warka.

But families and single tenants won't be allowed to share the same residential unit, and shared accommodation along major roads like Sheikh Zayed Road and Al Wasl Road are going to be restricted to families.

Uh, these minimum space requirements, that's gonna be the big change, um, which, uh, we'll hear about in just a few minutes from our lawyer, Scott Hutton.

Now, landlords have been given a year from when the law came into force to make existing properties compliant, although that doesn't mean existing building violations can remain in place.
