No, I did not.

So we had our city management team and a variety of staff from community development and legal and finance, public works, pretty much the staff from all parts of the city working on that, as well as our outside, um, council helping us create that, that TIF district.

Uh, we had to submit a request as well to Johnson County, um, also to the school district, Shawnee mission school district, the Shawnee mission school district, right.

Uh, to ensure that they, they were comfortable with it.

So we can't get caught up in materialism because I think now materialism and greed is the reason why you see young people all over the world rebelling.

The Western world is a rough society to grow up in when you're trying to maintain your spirituality, but try your best with all your heart to remain the godly, righteous individual that you are because it truly is the purpose of our existence.

And we wanted to play that to To talk about the point that this is not something that you can do if you are on social media all the time.

Now, this study that I'm doing, it grew out of the work I did while I was working at Fannie Mae.

I spent 20 years at Fannie Mae as a business manager and market analyst the last 10 years in the housing and community development group.

And what we did, what my responsibility was, every quarter I would do an update on the housing markets in the northeastern part of the United States, look at what some of the dynamics were that were driving the markets, interest rates, property value increases or decreases, inflow, outflow of population, you know, all of that.

And of course, because I was educated in the political economy of Henry George, I had a very specific interest in the effects of property taxation on the markets.

How important that is to actually invest it in the fuel that that actually provides you.

The development within the executive team between the board and the executive director, right? What does that look like? Those all those issues and even your board structure and development, people don't realize, you know, there's, you know, your committees, how often are your committees meeting? One of the most underutilized areas I see in this arena is your advisory council, you know, and using your advisory council.

And what is your funnel system for bringing on new board members and your onboarding and orientation and your vetting process? You know, it's, Putting board members in place is like hiring non-paid staff, right? And so what does that look like? You're going to get higher level a board when you have all those things in place and they have a framework and a structure to work within.

And then community development, what that looks, I specialize in this area that I was trained in years ago, starting in the early 90s, called community development.

And that is how to walk alongside your community, how to really, they have the solutions to the problems within their community, but how to mobilize them in that area.
