And I think that fear of getting those processes wrong puts barriers in the way of a good, strong relationship with those homeowner residents.

So that's why I would call for a distinction between the two, not because I think that either tenure group is deserving of a lesser or greater service, but just because fundamentally there are key differences in how you can approach the management and and you have to be cognizant of that on ground level you know you have to be aware of the lease you have to manage by the lease it's going to be really interesting if we could just kind of travel in a time machine now and fast forward to however many years it takes until we have common hold established.

Being able to do a comparison between how common hold operates compared to BTR, I think will be really fascinating.

But at the moment, I think leasehold unavoidably has to be different.

It is more adversarial.

I didn't so much until recently, I would say.

Because of the whole kind of Lafra and Common Hold, now I'm starting to see more, I would say, engagement and more agents sitting around a table and having a discussion.

We've got some legislation that's been enacted but isn't all in force yet to make service charges more transparent, to change lease extensions, make them more affordable.

And we've then got the Commonhold and Leasehold Reform Bill, which, uh, is going through Parliament at the moment.

Now, commonhold was first enacted back when Mark and I were junior lawyers a long time ago.

No one took it up as far as I know.
