They're two separate markets that really should not be talked about together in the same sentence because they are doing such wildly different things.

And people are always shocked when I tell them when the city of Toronto, like 416 area code active listings come out at the end of month when we're doing the stats.

If you add up condo apartments and condo townhouses, and this is going back four years I've been tracking this, almost 70% of our inventory has a condo fee.

Like it makes up such a big portion of our market.

Yeah.

Tom, you and I are both friends with Dean Jackson.

I mean, Dean used to leave a little business cards with QR codes, like in different places or custom websites, or we used to do 1-800 hotline numbers.

I think that the sign is a big, um, you know, a big opportunity to like, that's, that's the billboard outside the house.

Yeah, little lines of cocaine in the back.

No code, code, C-O-D-E.

Little lines of, like, so basically the moment they'd bring in brand new AI agents, they would immediately find that folder and start doing what the other agents were doing and pick up where they left off.

Whoa.

I went, "What?" I've never dropped in on Mark Richardson in my life, and Mark Richards drops.

I paddle straight out, and I burn him straightaway ruthlessly because we had the code, man.

We never dropped in on each other, ever.

Yeah.

Interesting.

Yeah.

This seems like, this seems like a nice transition into talking about the code.

I'd love for you to talk to us about what it is, where the concept came from, and specifically you ask people to write promises to themselves rather than goals, and I'd love for you to talk about the distinction between those two and why that was important.

Ben, any final thoughts, words of wisdom to wrap things up?

I think, and I was actually pretty skeptical maybe a year ago about terminal-based coding agents, but they've gotten so powerful and the systems around them like Herder have also been made in such a way that's powerful that it feels super native to work in the terminal where it can access what it needs to access.

I get that this isn't as maybe sexy as VS code, but for me, I can actually just have like a terminal open that's an editor.

If I'm doing some coding, I can also in that terminal spin up an agent.

In Herder, I can even like split panes and do all sorts of work.

So it's easier for me to have control over the agent loop cycle as opposed to having to rely on VS code to release things at the pace that the industry is moving.

And that's one of the things that's really fun about the community tools because most of them are using AI to help build the tool.

They move very fast and tend to evolve very quickly as AI improves.

And then we're using this term agent.

I do want to start though with an important clarification about the 10,000 ballots thing.

I'm going to read here from the complaint specifically because I think there's like the, on what end of the distribution process cycle, this lies, I think is important.

As presently designed, if even one barcode on one single ballot and a bulk mailing of 10,000 ballots fails to properly scan during the verification process, the entire batch is rejected and sent back to the state, effectively stopping the ballots from being mailed to voters.

So it's easy to kind of on first read process that as like any of these votes that get sent to the state, if one of them is deemed invalid, the entire votes get thrown out.

It's actually on the other end from the way that I understand it.

If any of these barcodes of these empty ballots that are being sent out to voters fails, they throw out the entire set and nobody gets their ballot in the first place.

So you still have an opportunity to vote.

It's not as if you voted and now your voice is just thrown into the trash.
