J
66:13Jan Edmond Yncierto-RuzHOST
The early case of Cebu Oxygen and Acetylene Coe v. Bersilius already established this interpretation of Article 422 of the Civil Code.

In that case, the applicant therein sought the registration of a parcel of land previously used by the local government as a public road.
J
66:33Jan Edmond Yncierto-RuzHOST
The court held that the registration of the property should be permitted since the petitioner therein had been able to prove that a parcel of land had been explicitly withdrawn from public use by virtue of a city resolution authorizing its sale in a public bidding.
Challenger Cities EP103: What Airports Know That Cities Don't with Philip Galway-Witham & Chris Belisle
C

I think like for, for, it also depends on the demographic too, and that the type of what, what the airport is, who the airport is serving, you know, tourist destination, right? If you're, you know, going to
I

Cebu or

Cancun, then you know that the sense of place is that you're catering to a a visitor or a tourist so it's much easier whereas you have some other maybe a more metropolitan airport which is mostly business travel then the priority shifts right you don't necessarily have to give a sense of place when somebody's just commuting three times a week to and from you know another city somewhere in north america so i think that has a bit of an impact to the priorities of the airport.
C
27:29Chris BelisleGUEST
And the other thing I think just tectonically too, it's something that as airport designers and architects, so we always at the beginning of a project when it's safe, fresh, or even when it's already been built is how do you, how do you organize the the hierarchy of arrivals and departing passengers, there's a fundamental option.

So in a previous time, before this big trend or kind of work started, these people would have to go to a physical space.

EDITORIAL: Is PH pricing itself out of tourism market? | Sept. 16, 2026
R
2:56Rigoberto TiglaoNARRATOR
Bohol recorded a disastrous fifty-nine point one percent decline in tourist arrivals in the first quarter of twenty twenty-six, welcoming only one hundred and seventy thousand sixteen visitors compared with four hundred seventeen thousand one hundred and forty-two in the same period a year earlier.
R
3:10Rigoberto TiglaoNARRATOR
The online news outlet Radar.ph picked up on the story and suggested the problem is nationwide, citing examples of complaints of overpriced transport fares and meals in Cebu, Metro Manila, and Palawan, among others.
R
3:24Rigoberto TiglaoNARRATOR
But Radar.ph also rounded out its reporting with opposing views, particularly from another long-time Bohol resident who fairly pointed out that a handful of bad experiences, while something that should be addressed and corrected, did not necessarily represent the cause of the tourism downturn, nor automatically paint the local industry as being opportunistic.

The issue of the high cost of tourism in the Philippines is nothing new.
