What was your first deal of any type? Could've been early in your franchise career, or maybe there's something before that.

Yeah, I had, I had the little, the little advantages that I picked apart, but I think the, the, the best first one was I was a fan of Carlton Sheets, and I read Ron LeGrand and all those guys in my youth.

And I, uh, used to have 14, uh, rental units, and my first one, I walked away from the closing table controlling two properties, two duplexes, and I had a check for 4,700 bucks while putting nothing down.

It was actually Ron the Grand.

Carlton Sheets was one of the other ones on TV like all of the time.

But he was the guy who actually went and bought it, but then never opened it.

So a bunch of us friends were all hanging out one day and I saw this and I'm like, this is still in the wrapper.

I don't want to do it subject to... where now that debt is on their credit and they don't have a note showing that anybody's making the payments.

And now that hurts their debt to income.
