You know, and it's been 16 years plus.
5:48
Yeah, no, I think that's a really good question, because when I first started out, yeah, it was in 2013 when I bought my first rental property and I was looking at the guys and gals who had started before 2008 and they got their their teeth kicked in, as I like to say, during the crash.
6:05
So I wanted to learn from them.
6:07
You know, now I haven't had to go through anything that dramatic.
6:10
But, you know, we have had covid pandemic.
6:12
We have had a super harsh freeze.
6:16
We had a really bad freeze in Texas about two years ago, and it took out half the grid.

11:45
So just kind of, you know, color it in for us and walk us through what, what does that look like and how do you big picture look at all that together?
11:52
Yeah, 100%.
11:53
I want to touch on one thing that you mentioned about being in the backyard.
11:56
When I say that, I more mean for the newer investor to get acclimated to the market, to understand their market.
12:03
I did not do the work on my houses either, but I think it's just one of those things where when you can go drive the neighborhood, it allows you, especially a new person, to conceptually understand the neighborhoods where when a property does come up, in the late teens, properties were flying off the market.
12:19
I mean, we were in inventory shortage.
12:21
Now you've got a little bit more competition, but when you see a good property come up and you're like, oh, I know this is Main Street.

What else do you think would be important for the listeners to know or anything we didn't chat about that you want to impart some wisdom on them on, whether it's real estate or personal finance or investing or any big tips or things not to do?
3:39
How'd you start? How'd you get into it?
3:41
Yeah.
3:42
Well, you see, it's not it's not like a straight line trajectory.
3:44
I can tell you that for sure.
3:46
You know, in 2013, I graduated with an engineering degree.
3:51
I moved to Houston to work with British Petroleum.
3:54
And right after I graduated, not within just a few months, oil went from like one something down to like 60 bucks a barrel, 50 bucks a barrel.

14:47
And again, we leverage technology.
14:49
Some of these tools aren't available to the mom and pop landlord because It might be a 50 or a hundred or $150 a month just for the software.
