I think just some suburbs like I think at Brookvale for instance there's a lifestyle building right behind Westfield that's the only office building that's actually gone up in value the other ones around have it all dropped so there is still demand like there will always be demand for people that just need genuine office but they're going to go to the best offices and they're still going to do well it's a great a great we say like

really tough and that example for people to put that into context think of an apartment with just your typical balcony middle of the floor that would just be your c-grade there's a lot of them they're very common what pushes you the a-grade is you may be top floor north facing big balcony a garage as an agent we sort of internally think to ourselves, is this A, B or C? Just to categorise the uniqueness, the rarity of that property.

Now, just finally, you're involved in Northside Enterprises at Brookvale.

What's the story with that organisation?

Yeah, so I was approached about a year ago as to whether I wanted to join the board or the management committee of Northside.

Yeah.

It's like, oh- What, uh, how do you feel for the Seagulls then with their dilapidated ground? S- Brookvale pumps.

Don't worry about that.

They got a brand-new stand at the northern end, which is world-class.

Everything about it stank.

I remember actually, I'm going way off track here, but I remember watching them play the Northern Eagles at Brookvale.

Jason Taylor was actually playing for the Northern Eagles.

Yes.

Massive.

And to go along with that, the suburbs where these commercial properties are, look at Brookvale, for instance, they're earmarking 3,000 new residential apartments.

Look at French's Forest, 5,000, 4,000, new residential apartments so the precincts where they're historically industrial property they're building a lot more residential to go with it which is just going to be even greater demand for it like i've always loved commercial property where it's positively geared a strong rental return so that's the other thing to look at these someone may go well if i bought residential it went up 200 but what you're not seeing is the 7% or 8% positive cash flow these properties had compared to your 1% or 2% residential had.

And I also think it's an important conversation because it's a foreign animal to most people.

And then, 800 grand and now worth, say, 1 million.

So it's a real-life property, great case study.

But we also got the comparable data of all warehouse sales in Brookvale, same as the storage units.

That 100% growth, that's a combination of the last five complexes that have been built and delivered and been in the market for three to five years.

Obviously, he got off to a great start in his coaching career, but then the wheels came off.

So was it beginner's luck and it's going to be a long season? Have they got buyer's remorse over at Brookvale? I mean, save for the pod for next year, but

have they really signed that many good players for next year? I don't think so.
