for me, Miami is a great source of pride, having arrived here in 1961.

And as I say, laughingly, I could have taken a nap in the middle of Brickell Avenue and no one would have disturbed me.

because there was no one there.

And now, of course, you can barely walk across the street.

If you're footloose and fancy free and you want to go party, welcome to South Beach.

If you're raising kids and are looking for schools and are very school-centric, there's a reason why Coconut Grove and Coral Gables is priced the way it is.

And if you're somewhere in the middle and you want to be close to your office and have an exciting lifestyle that isn't too complicated, but you want to be in a place that isn't transient, then you're going to be in Brickell or downtown and enjoy everything that has to offer with walking to your wonderful offices and some of the best restaurants in the world.

Miami's become so diverse, so dynamic.

Anyway, the plan was ice cream.

Uh, there's a, there's a place the other way back towards Brickell.

We'd gone there before, and he liked it, so that was the plan.

Um, but when he comes out of the theater, he's stuck on the Ferris wheel, uh, the big one at the mall.

Uh, you, you're not a local then.

I've been to Potrack and Brickell.

You gotta walk Lincoln Road.

I've been to Vizcaya.

Rents in parts of Fort Lauderdale and Palm Beach are up significantly.

In Brickell and West Palm Beach, the best buildings are commanding incredible rents.

So what happened? Did everybody suddenly decide to go back to the office? No.

What happened is something I've seen over and over again in real estate.

Yeah, exactly.

My brother and I moved down together to Brickell.

My parents live in Boca now.

So we've got the whole family down here now.
