Let's head off to Bracken Ridge in Brisbane.

It's crazy stuff.

Ron, you look at these things, you scratch your head like I do, I think.

Yeah.

I'm seeing agents call us a lot, you know, looking to sort of see if we've got any buyers on the market, offering properties for a lot cheaper than they were.

And so just to give an example, sort of a couple of areas we were looking at sort of earlier in the year, sort of Bracken Ridge.

We looked at a 422 properly there on a corner block for someone looking to move into there at some point.

They were trying to get 1.32 around that sort of mark.

So that higher price market above 1.1, 1.2 million starting to be affected.

Quite simply, the easiest way to look at it is that sort of buy-ask sort of spread, if you will.

So a number of people like I've just talked about with the seller, in Bracken Ridge, you know, quite tied to that price of 1.3, which they easily would have got a few months ago, particularly before the budget.

But now, because the buyers have gone there, they're quite beholden to that price.

And, and in Brighton and Bracken Ridge and Sandgate, if anyone knows those areas of Brisbane, there's these-

Uh, that's like half-hour drive from Bracken Ridge, where I grew up, and I could not believe that the man who created Storm Boy was a half-hour drive from-

I agree in some instances, and in others I sort of don't.
