doesn't matter you know you could be charging 500 a night but if you're at 10 occupancy it doesn't matter you know that's why um breck used to always talk about rev bar because that's revenue per available room as a really great metric but even then i think especially in the independent space the adr and occupancy are irrelevant because it's the top line revenue because that's what that's what comes into the account and then it's how much goes out of the account And so really for me, when I'm looking at profitability and working on the financial reports for a property, I'm not even talking about those percentages because it ultimately depends on what is the ADR and occupancy mix that's the best for you to drive the most top line revenue.
