You have to really evaluate the empirical evidence, and I think the empirical evidence on rent regulation is far more mixed, um, than, um, a lot of, um, opponents would like to concede.

So, um, we had, uh, Arin Dube in the podcast, uh, to talk about, uh, minimum wages, and I glad you brought that example, right? Because, um, in recent years, we've seen a renewal of, uh, empirical methods, uh, trying to assess the impact of minimum wages, and the evidence has, uh, come out as fairly mixed with a fair amount of, uh, good empirical work showing no effect on employment.

However, uh, I recently interviewed, uh, Konstantin Kolodin, who wrote a meta-analysis of, um, all the papers, empirical papers looking at the effects of rent controls.

And, uh, he basically, uh, found that, uh, actually most of them, um, agree that, um, the impact on supply of rental housing, the impact on quality of housing, the impact on mobility, uh, the impact on, um, new construction is, i- is usually negative.
