9:52
What does that guidance say?
9:54
The new so-called Section 106 Affordable Housing Engagement Guidance is aimed at both councils and developers, as well as registered providers, and it's designed to, as the MHCLG puts it, "support engagement on Section 106 affordable housing delivery in England." The department said that the guidance was developed by a cross-sector working group, which brought together home builders, local authorities and registered providers from across England.
10:23
It establishes a series of shared principles, including for councils and developers to engage early and to maintain what it calls open, transparent communication and collaboration throughout the planning and development process, particularly at local plan making, pre-application, viability assessment, construction handover, aftercare and management stages.
10:45
Other principles include a commitment to following Section 106 agreements through and facilitating partnership working between home builders, local authorities and registered providers.
10:55
It states that early discussions between RPs, local authorities and house builders are critical to influencing tenure mix and housing type and help ensure proposals meet local needs.
11:05
It suggests a number of discussion topics at each stage of the delivery journey to inform early engagement.
11:12
For example, at the design and specification stage, discussion topics might include the viability of the scheme and design standards.

10 MINS LATER

21:25
So what's been happening?
5:18
so just remind people what where you're going to be drilling this 1 350 meters now as opposed to the thousand meters that we originally thought was going to happen and that was going to happen you know a few months ahead i suppose one the question is how have you managed to get the drill rig so quickly to do it and two what are the results on surface that you're then going to be drilling underneath
5:43
Sure.
5:43
Okay.
5:44
So I mean, the availability of the rig, we're obviously working very closely with our team on the ground over there.
5:50
They actually have really strong relationships with the drill contractors.
5:53
So the rigs were there.
5:54
The hard part was getting the crew to man it because at this time of year, I'm told that the Yukon is absolutely, every drill rig in Canada goes up to the Yukon for a very narrow window of drilling.

7:12
you know, bumped
4:55
What would you say about, I guess, Bitcoin in particular and any other crypto that you would care to discuss?
5:02
Yeah.
5:03
So we can talk about Bitcoin and Ether, which is the two that are familiar to me.
5:06
I, I don't really focus on the sector m-much beyond that.
5:10
And, and for, uh, clarity, I'm long both, uh, through ETFs, IBIT for Bitcoin and ETHM, one or two other things for Ether.
5:18
Um, so, you know, if you step right back, uh, the question is, does crypto have a use case? You know, a real world use case.
5:26
And I think the answer for most coins and tokens is no.

19 MINS LATER

24:39
Cybersecurity more widely, yeah.
5:05
Is that
5:06
fair to say? They have in some respects the limiting of the minimum density requirements to well-connected stations.
5:14
But at the same time, the new NPPF has significantly expanded the number of locations that could host these well-connected stations from those in the top 60 travel-to-work areas to the top 80 such areas.
5:26
The MHCLG said the expansion broadened the policy scope to maximise development opportunities in sustainable and economically active locations.
5:35
And not only would stations in these areas be subject to the new density thresholds, they also benefit from an expanded presumption in favour of sustainable development in the new NPPF, which makes it easier for developers to get planning permission.
5:50
And if they are in the green belt, applicants would not face the usual stringent very special circumstances test to get planning consent.
5:59
Residential or mixed-use development near well-connected stations in the Greenbelt are classified as not inappropriate, provided they comply with the MPPF's golden rules, like a higher level of affordable housing.
9:26
What's happened
SioneHOST
29:27
Um, quick little, you know, intro to the Bondi 10s, what you guys are trying to do and what, what you see it, um, progressing to.
29:36
Yeah, so like as you said, Sione, it used to be quite big.
29:38
It built over a number of years in like the early 2010s.
29:41
Um, and essentially it was just through a group of mates who wanted to put together, um, you know, a tens tournament.
29:47
They saw there was a massive gap for it.
29:49
It got, started getting so big that it was kind of a, a group that were essentially volunteers now putting together, you know, a small business.
29:58
So it just got out of hand for them, and AIU came in and tried to get them to have the final, or they did have the final one year at the, um, Allianz Stadium, the SFS back then.

8 MINS LATER

SioneHOST
38:05
Right
73:00
So how are you narrowing down the priority drill holes and what would success look like from that maiden program by the end of the year?
73:07
Well, I mean, we came straight out of the gate going to the latter question, you know, tying up a coherent exploration target over the southwestern corner of the property is the ultimate aim.
73:18
I think that's where the real value sits with this discovery, this discovery phase of drilling.
73:22
Moss Knoll is a really, really interesting prospect for a number of reasons.
73:27
I mean, you know, it assayed really nicely.
73:28
We had over three metres at at over a gram.
73:32
Just bear in mind, this is an outcrop that the geologists just stumbled across, stuck a channel sample in it.

7 MINS LATER

80:22
You've obviously got an idea in your head, but I'm not asking you to share
7:08
So pick up then where Slack left off, like what came after Slack?
7:13
Yeah, let me dig into value consulting a little bit at Slack, and then I'll kind of bend through the journey of my career since then.
7:22
So I started in value consulting.
7:25
We didn't know what we were doing.
7:26
We were sort of building this function from the ground up.
7:29
Took us a couple quarters to kind of figure it out.
7:32
But when we did, we really took off.

16 MINS LATER

23:59
right?
6:38
Whenever someone says bonanza, a fairy dies, I think, is the term.
6:42
Yeah, okay.
6:44
Well, my apologies to the fairy community.
6:46
But, you know, the general, my understanding, the general definition of bonanza would be anything north of 20, 30 grams per ton.
6:52
And we have got numerous samples across the property of 20, 30, 40, 50, 75 to those, you know, 200 gram per ton samples.
7:00
But that's all outcropping at surface.
7:03
So, you know, this is material that we can go back and we can resample quickly.
9:00
So it's both greenfield, but also you've got the data set that you
25:58
So that leads on to the question of what's this relatively new method that you want to chat about today?
26:06
So this is a process called thermal ablation, which basically means we use heat or cold to destroy tumours.
26:15
And it's almost always done by someone like me, who's a radiologist, and we use CT scanners or occasionally ultrasound or MRI scanners to help us do the procedure and monitor its effect.
26:27
So If I describe the way that I do it, I use freezing, so I do it with cryoablation, which means that we put the patient under a general anaesthetic to keep them nice and still inside a CT scanner.
26:41
And then using the CT scanner, we can very accurately guide thin needle-like probes into the cancer.
26:49
And at the end of those probes, we can create an ice ball by passing argum gas through the probes and the ice ball gets down to about minus 140 degrees Celsius.
26:59
So it's super, super cold and we can actually see it in the CT scanner.

11 MINS LATER

38:20
Any negatives? I mean, do the any chance of the cancer sort of roving around the body and popping up somewhere else? Because I know that's a potential with with surgery.

He is hoping a deal will come together quickly, as costs for food and packaging for him have already begun to rise.
7:42
Yeah, I'm definitely frustrated about it, um, um, slightly disheartened that, you know, like, I, I have little to no influence over, you know, things that'll decide the fate of my business and the fate of my livelihood.
Yamiche Alcindor
Yamiche AlcindorCORRESPONDENT
7:56
Is this back and forth crippling to your business?
7:58
Oh yeah, most definitely.
8:01
Um, I've talked to five or six vendors for, you know, bowls and lids.
8:07
They don't want to, you know, negotiate deals because they're worried that, you know, um, the numbers won't make sense in like two weeks or three weeks.
