I get in a plane, fly two hours north, and I get to, uh, Agua Calientes, and you get out to, uh, Ollales, Ollales, I c- never, can't say it, you know, white gringo here.

Um, and go out with my dowsing rods in the middle of the hot sun, you know, and go, "Yeah, this really picky bush [laughs] with the big thorns on it says it's underneath here." And so w- we dig it, and sure enough, right? I think there are millions of these out there.

And, um, and I always say like, you know, Aaron, we had like, we had people with us and we had people taking care of us, but I would not just go there.

That's a very expensive lesson to learn.

And I think that as I was doing some research too, just on real estate debt, I saw that in the first quarter of this year that the industrial vacancy in Aguas Calientes was about 1.1% and it was almost 10% in Walgreens.

And you think about like 1.1%, basically no vacancy, that's like the lease is expiring on Monday and somebody's already got it on Friday.

And so for a couple of days there, you can say it's available.

It's one of the countries we've been in and had a presence in since our inception, like you say, in 2015. we completed the development of some projects we had then successfully took them through the second auction and And constructed those they've been operational since 2018 2019 and then like you say from from 28 onwards the market went through a period of slowdown and we had a strategic rethink about our commitment to the Mexican market and decided to stay present and focus on our projects that we're in operations then, drive operational excellence in those projects.

Our teams in Mexico City on the sites in Aguas Calientes and Nuevo Leon have done a fantastic job and continue to do a fantastic job of managing those assets.

In the meantime, we also took a strategic look at the market.

Mexico has very, very strong fundamentals.

When I got up to Oje House, O-J-E, however you say it, there was dudes wearing body armor with machine guns on four wheelers going around.

It's the only tree there.

And it had a vine because I had to move it to put the camera on it, right? And then she's going, okay, and there's a alien body over here, you know? which we hadn't gotten to yet because it was so much digging but anyway so this woman had said like people that have been uh mk altered you know uh where they're 70 amazing person there's 30 that they don't know what that can be controlled on she said it's really dangerous to get them around um some of these artifacts and i've been really careful to like a lot of the ones from tula you find them in Tula, I get on a plane, fly two hours north, and I get to Agua Calientes, and you get out to Ojejos, Ojejos, I can't say it, you know, white gringo here.
