It's an interesting question.

I mean, we see as a country that our productivity is down about 5.5% over the last four or five years post-COVID.

So we're in a productivity crisis and it's leading to a lot of the challenges we face as an economy.

We essentially... without getting too deep into the economic side of it, have about a 2% growth rate before we hit an inflation spike, which we're seeing at the moment.

And obviously there's external factors in the Middle East and others that have exacerbated that challenge.

So there... for us to continue to grow as an economy, have our standard of living that's been underpinned in the last 40, 50 years by economic growth and sustainable economic growth, we need to unlock that productivity benefit.

Less first home buyers are getting in because the reality is, and I've spoken to a lot of real estate agents, a lot of people in the market looking to get into the market, the only people that are selling at the moment are those that absolutely have to because they've unfortunately lost their job, divorced, they've had a death or they're moving for their career.
