I wonder what that, what that spam call could be.

Um, Skins Game, this is at Atlantic Fields Club, which I believe is just, you know, Discovery Land property down there in South Florida, I believe.

Uh, [laughs] maybe, you know, b- bookending our, our last conversation.

Um, the four players for this year's Skins Game, Justin Thomas, Wyndham Clark, Brooks Koepka, and Jackson Koywon, uh, head-to-head for 4 million at Atlantic Fields.

You know, we'd go to Palm Springs every year and play PGA West and Citrus Course.

And, you know, back before Discovery Land, any- anybody younger listening to this, this was Discovery Land before Discovery Land.

Mm-hmm.

And so you kinda saw the golf pro thing.

It's always when we look back at our time in this game, it's like who do we impact? What do we leave behind? And, uh, that's just tip of the iceberg for this conversation.

Um, there's a lot there.

The luck and timing of that pipeline, you know, talking about being from Eastern and Discovery Land and, and the, the network that you all of a sudden kind of found yourself within.

We talk about, uh, those words all the time here is everyone's journey is gonna have some luck and timing.

... great for certain demographics, but I wonder how many facilities and how many members are out there in America and, and worldwide that can support, um, the, the volume of development that has been happening in recent years.

Well, I gotta tell you, Discovery Land seems to, you know, there doesn't seem to be any boundary on what they're able to accomplish.

I wonder how many are investable because of the, because of the preponderance of them, because of the, the, the saturation of them.

Um, I don't think it's a bubble, and I, I don't think that, like- The participation levels that we're seeing in golf are, are bubble because I think that there's, like whether it's the new discovery properties or it's this new screen golf bar that's opening down the street, um, I think there's more ways to engage with the sport than there ever have been in history.

The Montana Department of Environmental Quality has issued final approval for the first phase of the Territory 1889 luxury development in Lakeside, allowing the multinational developer Discovery Land Company to begin work on its resort.

The department conducted an environmental assessment to consider the impacts of the development's proposed water, wastewater, and stormwater facilities for the first phase of development, which is limited to 79 residential lots, as well as roads and utility infrastructure.

The entire project encompasses a proposed 359 homes, private golf courses, and a marina.

Subdivision design, land use, home construction, internal roads, grading, and other associated improvements were not considered by the department.

Rather, the Flathead County Board of Commissioners considered these aspects of the project and granted approval through the preliminary plat process in August of 2025.

Discovery Land Company plans to utilize two existing wells and construct a new one to serve the 79 lots in Phase 1.

Once completed, the third well will be transferred to the Lakeside County Water and Sewer District, which would then be responsible for ongoing operation and maintenance.

And then other times, other than that, it's the community that makes it so special.

So there are certain places that I would say there's a blend, right? So Baker's Bay, a Discovery Land property down in the Bahamas, has a community that is unbelievably rich for like-mindedness.

So there's a lot of super successful people there, that they can put their egos away because everybody's super successful, and it's on a private island.

That's phenomenal.

Pretty easy to see how that financing came together.

You've got the Discovery Land Companies of the world.

You've got kinda groups of people that get together and build new things.

How about The Rose? What was the funding? What was the business model? How did you get that off the ground? Or did you and Dimitri sell that last company for so much and I missed it, you were one of the billionaires who just built this thing?
