I've never been an estate agent, but I've worked with so many of them, such different ones all around the country, large ones and small ones.

One of my first clients really way back in the early 2000s was a countrywide London brand belonging to Countrywide.

And it's just given me an insight.

I understand.

um i just want to pick up on something you you raised a moment ago and that is that you you mentioned valuers um and one of my massive bugbears um is that as far as i'm aware you would correct me i'm sure um But there are effectively only four panel valuer companies in the country.

I forget which ones, but Countrywide, Connells, eServe, and I forget the fourth one.

So whilst you can, in theory, go, I don't like that valuation, or I don't like what that valuer has said, let's apply for a different mortgage.

Mm-hmm.

I don't think there's anybody involved in this industry that thinks what we've got now in terms of process works, is fit for purpose.
