And the way human beings live, work, and inhabit downtowns has shifted beneath our feet faster than the real estate market can handle.

So what do you do with 5.3 million square feet of concrete and glass when the world it was built for no longer exists? That is the question General Motors and Bedrock are trying to answer with a multi-billion dollar proposal to tear down two towers, flatten the massive podium base, and attempt to turn an isolated corporate island into a connected, walkable space.

Because this is one of the most consequential development decisions in modern Detroit history, on this episode 1964 of Your Daily Detroit, I am Jair Stays, and I wanted to dig deep into the mechanics of it.

Before we go any further, I want to be 100% clear about one thing.

When you look past the glossy renderings, a project of this scale raises a lot of questions.

How do you deconstruct 39-story towers along a public riverfront without shutting down the riverwalk for a decade? What do tax incentives actually mean in this case? Can a project funded by corporate giants truly feel like it was built for Detroiters by Detroiters? And as I talk with neighbors and friends, what does considering this large-scale revision mean for Detroit? Some of those answers, after you listen, obviously rest with you.
