Brandy and a different Tom this morning.

I've been cheating on our original Tom, tell nobody, because our Tom, he's in London with Aldar, as you're about to hear on this podcast, because we have several interviews with a lot of people who have been making headlines in London with Tom, such as Jonathan Emery, the Chief Executive Officer of Aldar Development.

A big inauguration, a number of announcements, and still more to come today.

So I've had a temporary Tom, a Tomporary Tom, in the studio.

And speaking of being built, we've had the announcement of a whole new building development for DIFC.

Linking old DIFC with new DIFC, that's probably not how they describe either of them, but the chairman of H&H, Shahid Luftvi, has been in the studio this morning telling us about a whole new mixed-use development with some very, very pricey apartments in it indeed.

All right, so my usual Tom, Tom 1, the original Tom, is in London, where yesterday Aldar inaugurated its first ever International World of Aldar Experience Centre in Mayfair in London.

Part office, part showroom, part HQ.

Wanna talk about, uh, Sharjah and one of the developers that definitely is in there big time, and that is Arada.

But it's also teaming up with Aldar on a 15 billion dirham move into Abu Dhabi.

How significant is this one?

Um, Craig, I think this is huge because this is A- Arada's first development project in Abu Dhabi, and they're obviously entering alongside the strongest Abu Dhabi developer.

Now Arada's also buying three residential plots on Yas Island, two directly on the canal.

So this isn't just a tentative entry into the Abu Dhabi market.

Yeah, so we should sort of mention here that Aldar has an enormous land bank.

And rather than developing every plot itself, it can bring in another established developer.

Yes and no. It's interesting.

If we look at Aldar's Q1 2026 sales, for example, 88% of buyers were expats and international investors as well.

So I think particularly towards the end of Q3, we saw the international buyer return in our inbound inquiries at Atlas as well.

We saw the appetite increase as well.

And out of these top 10 worldwide wellness residential complexes, two of them are from UAE.

So one of them is the projects of ALDAR, and the second one is the AVA, AVA Tree of Life, our project.

And it's a recognition by Rob Report.

Do you know what's interesting? And I'm just thinking about when we were first talking about sustainability, it was kind of a buzz phrase.

There's quite a lot actually going along, going on.

National reporting, Aldar Properties generated over $1.36 billion.

That's $5 billion in sales from new residential project launches on Saadiyat and Yas Islands this week.

So a big new story to start with.
